NEOM renamed its fifth cluster, formerly known as the Gulf of Aqaba, to Magna. Spanning 120 kilometers of pristine coastline along the Gulf of Aqaba, Magna offers a blend of adventure, escape, and serenity amidst mountains, wadis, and stunning beaches. Magna will include the recently announced premier destinations of Leyja, Epicon, Siranna, Utamo, Norlana, Aquellum, Zardun, Xaynor, Elanan, Gidori, Treyam, and Jaumur. These twelve destinations, crafted by world-class architects, aim to set a new global standard in luxury sustainable tourism. As the physical embodiment of the ambitious Saudi Vision 2030, Magna will focus on cutting-edge technology, world-class architecture, and ultra-modern amenities that seamlessly integrate with nature.
Each destination within Magna is unique, offering distinct experiences for residents and guests while blending into a cohesive whole. The development emphasizes conservation, preservation, and rejuvenation of native flora, fauna, and the breathtaking natural landscape. Magna will feature 15 luxury hotels, 1,600 hotel rooms, suites, and apartments, accommodating 300,000 guests per year, and over 2,500 premium residences for 14,500 residents.
Key highlights include three cosmopolitan golf communities in Gidori, Jaumur, and Norlana, three marinas with 450 berths, two yacht clubs, and nine beach clubs. Additional attractions include equestrian facilities, three water sports and diving centers, the theatre of the future at Utamo, a redefined private members’ club at Xaynor, rewilding and luxury eco-tourism at Zardun, the 1.5 kilometre skypool at Treyam and the breathtaking Aquellum—a vast subterranean digital community inside a mountain. Leyja, Epicon, Siranna and Elanan will boast ultra-luxury hotels and beach residences well-integrated with the mountains, wadis and beaches of the Gulf of Aqaba coastline. The entire Magna region will emphasize sustainability, with 95% of the area preserved and only 5% developed.
Aligned with Saudi Vision 2030, Magna and its destinations will stimulate the Kingdom’s economy by creating 15,000 jobs in the tourism, leisure, and hospitality sectors. The development is expected to contribute SAR 2.6 billion to the Kingdom’s GDP by 2030, accommodate 14,500 residents, and welcome over 300,000 overnight visitors annually. Magna presents an unprecedented opportunity for investors and developers to be part of one of the world’s most pioneering projects, with sustainability embedded in every stage from design to construction and long-term maintenance.
