The high-rise mixed-use project in Malta, consisting of four towers and a shopping mall, is one of the country’s first high-rise office buildings. This prestigious project, which stands out with its modern architecture, engineering infrastructure, and sustainability approach, required a holistic and advanced solution in terms of fire safety. In the project, fire detection, smoke control, evacuation scenario, and building systems integration were designed and implemented end-to-end by our company.
Staged Evacuation Scenario
Safe evacuation in high-rise buildings requires a staged and manageable scenario instead of sudden and uncontrolled evacuation. With the evacuation by stages concept implemented in this project, the risk of panic has been minimized.
For example, in case of fire detection on the 10th floor:
• The sounders on the 10th floor switch to full evacuation mode.
• The sounders on the 9th and 11th floors sound intermittently, giving information that there is a fire on the floor below or above.
If the fire danger persists after 1 minute:
• Floors 9, 10, and 11 are put into full evacuation mode.
• Warning mode is activated on floors 8 and 12.
The evacuation is extended to the floor below and above every minute until the fire is brought under control. This structure ensures a controlled, safe, and strategic evacuation process.
Integrated Emergency Management in the Shopping Mall Area
In case of a fire in the shopping mall area, all exit devices in common areas automatically switch to evacuation mode.
In this context:
• All turnstiles are put into free passage mode.
• Emergency exit doors switch to the lock release scenario.
• Elevators are directed to the ground floor via the fire module and are taken out of service.
• Sounder and announcement systems in common areas switch to full evacuation mode.
Thanks to this integrated structure, fast and safe evacuation is ensured in areas with high human traffic.
Special Design Smoke Damper Panel and Mechanical Integration
A special design smoke damper panel from our product range was used in the project. During a fire:
• Smoke extraction fans are activated,
• Fresh air supply is cut off,
• The airflow of fresh air fans is controlled and stopped via the panel.
This strategy limits the oxygen supply to the fire, reduces its growth rate, and aims to bring the fire under control in a shorter time. At the same time, the smoke safety of escape routes is protected.
BMS and TCP/IP Based Integrated Infrastructure
Our system works in full integration with the building management system thanks to its TCP/IP infrastructure. All developments related to the fire are instantly transmitted to the BMS system, so the building management can monitor the entire process centrally.
Real-Time Monitoring and Camera Activation with Sprvsr+
Our fire detection system is monitored in real-time via the Sprvsr+ software. In case of an alarm:
• The area where the fire broke out is displayed on a graphic map.
• IP cameras in the relevant area are automatically activated.
• Operators can monitor the scene simultaneously.
This integration reduces the response time and makes crisis management more effective.

The project is also a pioneer in terms of sustainability, being one of the first projects in Malta to receive LEED Platinum certification. The LEED Platinum level represents the highest level of achievement in energy efficiency, environmental sensitivity, and high-performance building standards.
